The Story

Founded in 2019, Cockrell Vineyards & Winery has become a shining star in the Texas wine industry. From multiple gold medals and a best in class award, the wine speaks for itself. Connections have been formed with some of the top people in the wine business and the Cockrells have offered to guide the buyer after the sale. The groundwork has been laid and now it is time for new owners to take it to the next level.

The Property

The land consists of 120 acres with over 3 acres of Tannat and Tempranillo grapes, a large, income- producing coastal field, pasture land that is ideal for horses or livestock, a stocked pond for fishing and Martin’s creek which is dotted with beautiful mature trees. There are many choice building sites on the property.

Improvements

The event center/wine tasting facility is 2,000 sq. ft. with another 1,480 sq. ft. in covered patio and wrap around porches. It has 3 sets of bathrooms (all with showers), an office, a large commercial style kitchen and a bonus room that is perfect for a bridal staging area. There is a wood-fired pizza oven and an outdoor grill for specialty items. Nearby, is a fully insulated, climate-controlled container for storing wine. In the parking lot to the north are RV hook-ups. Near the vineyard, is the future wine making barn with living quarters. The barn was designed with high ceilings and is fully insulated (Currently being used for storage.) There is also an old house, large equipment shed, animal shed, and a water well piped to the vineyard.

The owners have cattle, a productive coastal field, many vibrant pecan trees, and of course the wine business. Wine inventory in various stages of production will transfer with the sale.

Future Plans

Life has changed for the owners but the future is bright for the new owner. They can expand the offerings to include a wedding venue with options to host weddings on the creek under the trees or at the winery itself. And the event venue has the makings of a great reception area. Just imagine wedding photos in the vineyard.

Location

The property is located about 25 minutes to Brownwood and about 10 minutes to Comanche.

It is a short drive off of I-20 between Ft. Worth and Abilene.

Options

The owners are open to selling it as a ranch and selling the wine business themselves if need be. The event venue could become a large ranch house with some changes.

The owners would consider selling less land with the venue along with the wine business. Then they could sell the rest of the ranch separately.
