Italian Vineyard For Sale w/ Villa

This 100-year-old Moscato vineyard property is situated high up overlooking the wine-producing village of Santo Stefano Belbo, Italy. The villa is currently not habitable but can be renovated into a great property with extensive outdoor terraces, gardens, and a swimming pool with the support of the many talented local Italian architects.  The house is ca. 400 m2 (4000 square feet), divided over two floors plus an underground wine cellar, where you can create a private property, small bed and breakfast inn, or wellness resort of your dreams!  The property’s land is extensive, ca. 3 hectares/ (7.4 acres), and the old vineyard surrounding the villa has to be replanted if you aim to continue winemaking. The plans have to be further developed by the new owner, priced, and proper building permission obtained from the local authorities. The owners are very motivated to sell and will consider serious offers over 180K Euros. Please note that Italian banks will not grant mortgages to foreign clients who do not have an established bank account in Italy. If you do not have an EU passport, then the maximum time you can spend in Europe is 90 days, for a total of 180 days per year.
