Sale includes all equipment and inventory in a turnkey operation. The facility can easily produce 10,000 cases annually from crushed grapes. By bringing in bulk wine, the production is only limited by the fully-automated bottling line which runs at 1000 liters per hour (~750 cases per day.) As a bulk wine processing facility, it could easily produce 150,000 cases per year. There are 18,300 gallons of stainless steel storage and fermentation tanks. Most tanks are jacketed for temperature control. There are two Komatsu forklifts. The Rauch destemmer/crusher can handle eight tons of fruit per hour. The Europress holds six tons of white grapes per cycle.

The case good storage building can store 12,000 cases of finished wine on pallets ready to ship. The barrel room holds over 300 barrels with barrel racks included. Some older barrels are included in the offer.

The tasting room has a 50 ft. tasting bar with four serving stations. Maximum occupancy is 100 people. Below the tasting room is a 24’ X 72’ wine cave that can be used for dinners, events or barrel storage. There is a fully equipped commercial kitchen, a small dining room for 12 people, an office, and two restrooms. All public areas are ADA compliant.
The property is about four acres with mature landscaping. It has a duck pond which serves as a water reserve for fire protection. The picnic area is very private and shady. Along with the three winery buildings, there is a gazebo and a chapel. A large grassy area serves for overflow parking and overnight campers. It could also serve as a concert venue by adding a stage. The winery is located in the center of the Rattlesnake Hills AVA. There are eleven wineries and a brew pub within six miles. It is a destination for Seattle wine tasters, only two and a half hours away by freeway.

This is the time to invest in this area. Prices have not skyrocketed like Walla Walla, Red Mountain or Puget Sound. As the nearest ‘real’ wine country to Metropolitan Seattle, it will soon be discovered and prices are expected to increase dramatically.

The Rattlesnake Hills is one of the premium AVAs in the state. It has been averaging 2900 growing degree days, which is perfect for Bordeaux-style reds, although the area grows some of the best Chardonnay and Riesling in the state. It has similar growing degree days to Walla Walla, but with significantly less damaging rain. The AVA only receives about seven inches per year. The AVA sits at 900 ft. to 1600 feet above the floor of the Yakima Valley.
