Nestled in the heart of the Oregon Wine Country, the Applegate Valley, John Michael Champagne Cellars is a boutique winery that has provided the highest quality grapes and award-winning wines for more than 30 years. Now you have a unique opportunity to own this piece of history, enjoy breathtaking views and serenity of a rural lifestyle, while living only minutes away from city amenities and world-class attractions.

The property sits in a perfect destination location, offering easy access to some “bucket list” items like the world-famous Crater Lake, Oregon Shakespeare Festival, Britt Music Festival, and the Pacific coast. Here you can enjoy country living at its best, while being minutes away from skiing at Mt. Ashland, fishing on the Rogue River, shopping in Medford or high-end dining in historic Jacksonville, and so much more.

John Michael Champagne Cellars is a fully permitted winery and an established brand that is well-known in Oregon and throughout the winemaking world for its award-winning still wines and champagnes. What makes these wines so unique is a combination of talent, knowledge, and passion of its founder Michael Giudici, as well as the winery’s exceptional location.

Situated in the heart of the Applegate Valley, this gorgeous one-of-a-kind property features a gentle slope with excellent southwest exposure, as well as quality, well-drained, sandy loam soils. The Mediterranean climate creates ideal conditions for grape cultivation. The existing vineyard is planted on seven acres, has 6 ft vine by 10 ft row spacing, and features premium varietal grapes, including Pinot Noir, Pinot Gris, Zinfandel, and Merlot. The 1,600 ft elevation provides the perfect climate for growing these varieties and eliminates any frost issues. The vineyard is on a drip system and is fully irrigated with water rights. Zoned EFU, the property has a well that pumps 50 gpm of good-quality water.

The 35-acre property sits on one parcel, separated by the Humbug Creek Road. The west “Winery” side is a 5-acre property, featuring a Chateau; winery/brewery; and commercial kitchen for weddings and events. The east “Vineyard” side is 30 acres and features a manufactured home, detached 3-car garage, tasting room, and a beautiful vineyard. The property also has several outbuildings and five 80×30 ft greenhouses for flower, vegetable, and herb production.

There are two residences on the property: the 2,004 sq ft triple wide manufactured home is very spacious, featuring 3 bedrooms, 2 baths, vaulted ceilings and 1,400 sq ft of decking, overlooking a garden area and bordering two creeks. The 1,209 sq ft Chateau has a living area, kitchen, and bathroom on the main level, and two bedrooms and one bathroom upstairs. With a little TLC, the chateau can become a stylish Bed and Breakfast, a beautiful event venue or another tasting room.

Founder Michael Giudici is an experienced winemaker, who spent years in Napa Valley, helping establish some of the most renowned wine operations there. He moved to Oregon and founded John Michael Champagne Cellars in the late 1980s. “Winemaking is about one thing,” says Giudici. “It’s about style. What style to you want to make? What style do people want to drink?” Over the years, Michael has created styles and flavors people love. His champagne and still wines have Gold, Best of Class, People’s Choice, or Silver Medal recognition in some of the most prestigious national and international wine competitions. Licenses for wine and beer making, as well as vineyard/winery equipment and inventory, are included in the sale.

There’s more to this property than exceptional wine and amenities. It’s the lifestyle. Imagine sipping your morning cup of coffee on a deck overlooking the vineyard. Or enjoying a glass of Pinot in the afternoon while listening to the creek and taking in the majestic views of the Valley. This is what makes this property priceless.

“It’s a great place,” says Michael. “A piece of paradise. But I’ve been doing this for 45 years. That’s enough. Time to give it to new people and move on.”

The property offers several opportunities for future owners: you can expand the vineyard and continue the brand; start your own label and explore the endless opportunities in the winemaking world; or delve into other agricultural uses. The possibilities are truly endless!
