Vineyards: This 56 acre property consists of 13 acres of established vines. The vines are spaced 8 x 5 and trained to vertical shoot positioning (VSP). The varietals are 7.6 acres Pinot Noir with a clonal mix of Wadensville, Pommard, 115 and 777, 2.0 acres Pinot Gris, 0.8 acres Riesling and 0.7 acres Baco Noir. The vineyard was the first L.I.V.E. certified vineyard in Elkton, OR in 2007. There are 23 acres of water rights and two ponds on the property. Four separate tax lots for potential expansion. TL 601 is 44.02 bare acres with approximately 7 acres of vines. TL 500 and TL 501 are 7.65 acres and contain the home, tasting room, shop, equipment shed and approximately 1 acre of vines. TL 502 is 5.16 acres and is primarily vineyard.

Home: The original manufactured building has been remodeled into a four bedroom, two bath home with a metal roof and stick built construction. The vaulted ceilings and open floor plan give the 1800 sq. ft. home a spacious feeling. The home has an office nook overlooking the vineyard and a cozy wood stove to warm up with a glass or two of wine. An expansive deck overlooks the vineyard with spectacular western views for incredible sunsets. The side of the home has a covered hot tub with vineyard and mountain views.

Tasting Room: A 1600 square foot yurt has been meticulously designed into a fully equipped tasting room with easy access for all clients. It has an asphalt parking and walkway for easy accessibility, an ADA bathroom, a five top bar, mini split AC/Heaters, office and kitchenette. The building was designed with a large composite deck that merges the indoor and outdoor tasting experience. Outdoor seating for 25 plus people.

Shop: The 24 ft. x 50 ft. storage building is completely insulated and climate controlled. The building currently store the vineyard’s bottled wine and shipping supplies and could make for possible winery production. There is an additional 24 ft. x 30 ft. equipment shed that houses the vineyards picking (macro) bins.

Location: Elkton is a small, historic town, overlooking the beautiful Umpqua River and nestled in Oregon’s coastal mountains. Located at the junction of State Highways 38 and 138, just 42 miles from the Pacific Ocean beaches. Eugene is 54 miles to the northeast, and Roseburg is 37 miles to the southeast. Both offer colleges, cultural activities, and excellent shopping and medical services. In 2013 the Elkton Oregon AVA was established to recognize the area’s distinct climate and geography within the larger Umpqua Valley AVA. The wide range of terrain is dissected by the broader meanders of the Umpqua River. The majority of the AVA falls below the 1,000-foot contour and includes the river bottom land, river terraces and foot hills near the river. The conditions are ideal for the planting of cool weather grapes, including Pinot Noir, Pinot Gris, Gewürztraminer, Baco Noir, and Riesling.
