Easy access from freeway and paved road to property. This property is located on “Ruta de Vinos”. The road that ties all wineries and vineyards.
Access via Ruta 40 (North-South Hwy. to Patagonia or Ruta 7 (Buenos Aires - Chile Hwy.) The property is rectangular-trapezoidal shaped. Lined up North-South.
• THE VINEYARD:
46.6 hectares total (115 acres). 40 hectares cultivated (99 acres) with 6-20 year old vines:
Malbec, Merlot, Cabernet, Cabernet Franc, Tempranillo, Chardonnay.
Currently supplying grapes to the top wineries in the vicinity.
Each year our crop has been oversold and is in high demand by hi-end wineries
2013 harvest yielded 512’000 kilograms (563 US Tons)
100% High Trellis 5 wire system, flood irrigation, 100% hail protection.
All posts have been replaced in the last 5 years (over 11’000 posts replaced)
All wires renewed.
Flood irrigation is the watering method used in this vineyard.
Engineer Marcelo Casazza (advisor to the Michel Rolland group) is our viticulturist and closely works with our winemaker and clients’ winemakers and viticulturists.
Entire property is fenced in with mesh wire and 8 foot tall green shrubbery. On the main access road, the fence is decorated with wall element modules containing wrought iron fences. The modules are 30 feet wide (10m) and repeat every 270 feet (90m)
The property has several structures:
At the main gate a security guard office with protruding security cabin allowing clear sight of street and on property movements. This structure includes its own restroom, storage area and covered vehicle parking (designed to be enclosed to provide complete housing.
The property has only one vehicle entrance at the midpoint on the access road. The gate is electrically operated. There is only one more entrance located at the barn and is a narrow steel door for staff entrance.
Two personnel houses (in need to remodel/teardown) one located adjacent to guard house and one located at the center of property adjacent to old main house.
One main hangar/shed/barn suitable for mini bodega/winery with reinforced floors and metal roof beams 361 square meters (3885 square feet).
Anchor points for vertical columns are already integrated into floor design to allow for a second level floor to be built.
This Structure was built with a mini winery in mind. The floor is slanted and has gravity drainage built in. It is ideal for a startup winery/bodega. The roof beams are custom reinforced steel beams that can be used for chain hosting equipment.
Attached to this structure are 2 apartments. One has 3 bedrooms/1 bath, the other has 2 bedrooms/1 bath) this entire structure is 5 years old.
One is currently occupied by vineyard manager (capataz)
The other apartment (3 bedroom/1 bath) has never been used since built.
These attached apartments could easily converted into office space and a tasting room
Furthermore located in the center of the property a very old house of adobe and bricks in need of renovation or rebuilt, located next to water reservoir.
• UNCULTIVATED LAND:
One large elevated uncultivated 2.2 acre (0.8ha) level lot suitable for building a large bodega/winery with views of the Andes looking west. Part of a master plan for large winery facing main entrance gate with guard house. This lot has in-ground sprinkler system with electric pump.
The property has 3 water sources;
1) City water for human consumption
2) Well water for irrigation and human consumption through large electric motor/pump with separate subsidized electric power meter source.
3) Water rights water supplied from Andes runoff with monthly allowance (this is the main source for irrigation. (This is the canal water source) The well is used as backup only.
A large artificial reservoir is located in the center of the property and part of the winery master plan design. This reservoir will serve as water source once property is converted from flood to drip irrigation. It currently is in need of a membrane to minimize water seepage.
Single phase 220Volts/50Hz and tri phase 380Volts/50 Hz.
Furthermore a second meter is also providing tri phase subsidized (a lower rate) for irrigation pump uses.
1Underground propane tank located at main shed/barn and 2 on surface tanks located at the 2 staff houses.
Each house/structure has individual septic system.
